Special financing loan program designed especially for State Wrokers through the Public Employees' Retirement System who are or have served the community
Commonly referred to as PERS (Public Employees' Retirement System) loans, these real estate loans are offered as a part of the CalPERS Member Home Loan Program, a program established in 1981 by the California State legislature for the benefit of eligible members. Eligible members include any active, inactive or retired member of the California Public Employees’ Retirement System (CalPERS), the Legislators’ Retirement System (LRS), or the Judges’ Retirement System (JRS). The PERS loans are originated through approved contract lenders and funded through the State pension funds.
The CalPERS home loans are strictly monitored; the program has its own rules and regulations, generally offering slightly better terms and conditions than you would find in standard conventional loans. For example, CalPERS has a 60-day rate lock protection wherein you are entitled to the lowest rate at three different points of time in a loan process (most lenders would have to offer you a one time “lock-in” or charge extra for a “float down” privilege).
